The project responds to two urgent challenges: the need for affordable homes and the growing demand for family-friendly neighbourhoods in the city centre. One hundred homes—including affordable apartments for teachers and larger homes for families—are combined with a primary school, daycare, creative studios, social enterprises and public amenities. Together, they transform the ground floor into an active civic space that welcomes both residents and neighbours.
Inspired by Rotterdam’s tradition of rebuilding through innovation, Tower for a School ties the intimate urban fabric of the Baankwartier with the city’s high-rise skyline. The architecture combines the clarity of industrial construction with the craftsmanship that defines Rotterdam’s post-war heritage.
Sustainability begins with reuse. The existing school building is transformed rather than demolished, reducing embodied carbon while creating a future-proof place to live. Green roofs, solar panels, district heating, rainwater reuse, circular materials and nature-inclusive design contribute to a resilient urban environment.
More than a mixed-use building, Tower for a School is a social infrastructure. Shared spaces, collective gardens and everyday amenities encourage interaction across generations, while education becomes the driver for a vibrant and connected community. Here, living, learning and gathering are inseparable.
