De Oliebron brings together Rotterdam’s industrial heritage and the future of urban living. The transformation of this historic factory complex on Katendrecht combines careful reuse, urban densification and adaptable architecture in a new mixed-use ensemble along the Rijnhaven.
Designed by MORE Architecture and Studio Nauta, the project preserves the layered character of the former factory while adding a residential tower as part of Rotterdam’s growing high-rise cluster. The existing ensemble is turned into a neighbourhood hub with communal functions, hospitality, green courtyards and shared spaces. Rising above this industrial base, the tower adds much-needed affordable housing to the city.
The design builds on the strength of the existing complex: a robust structure shaped by decades of transformation. Instead of treating this heritage as a static monument, De Oliebron continues its evolution by retaining and reusing valuable elements. The fine-grained industrial fabric creates an active and human scale urban plinth – which is so critical in high rise projects.
The residential tower is designed for long-term adaptability. Its rational structure allows homes to be combined or divided as living patterns change. A generous shared corridor becomes a social space with views across the city, while carefully designed apartments, generous balconies and passive climate principles create comfortable and energy-efficient homes.
De Oliebron is a building with a long horizon: an urban ensemble that preserves the identity of Katendrecht while adding new homes, new functions and new possibilities for the future.
